Position Description:
Reporting to the Managing Director - Head of Real Estate Investments Asia, and working closely with Directors and Portfolio Managers, the Analyst/Associate is accountable for assisting the Real Estate Investment team in the identification, selection, evaluation, and ongoing monitoring of relationships and Real Estate Investments across the Asia Pacific region, with a particular focus on North Asia.
Role-Specific Accountability:
- Under the general direction of the Director for North Asia, developing an understanding of the investment decision-making process, due diligence and partner selection process
- Examining and underwriting of potential investments, partnerships (including joint ventures), club deals and funds, as well as tax and financial structures using computer models and a variety of quantitative and qualitative analytical tools (including testing scenarios and sensitivities)
- Preparing investment recommendation memorandum outlining the investment strategy, expected risks and returns, and market forecasts, for presentation to company’s Investment Committees for transaction approval
- Working with the deal team in transaction execution and closing, including reviewing 3rd party due diligence reports (strategic reviews, technical, legal, accounting, environmental etc)
- Undertaking real estate market research through subscription services and other data sources, and develop a network of real estate contacts and service providers
- Monitoring and management of the investment portfolio through formal quarterly reviews and other informal meetings, with a focus on risk identification and mitigation, market outlook and relationship management
- Benchmarking the investment portfolio performance and prepare reports and presentations for senior management and head office as required; assist in the presentation of portfolio properties to senior management
- Other relevant duties and projects as assigned

Position Requirements:
- University degree or equivalent – in Finance, Real Estate, or a related discipline
- CPA, CFA or CFA Candidate would be an advantage
- 3-5 years of institutional real estate work experience; prior relevant experience in the Japanese and Korean market is an advantage. You are either currently based in Asia, or an Asian national looking to relocate back to Asia.
- Fluent in English, Japanese and Korean (both written and verbal communication, and interpersonal skills)
- Strong quantitative, financial and analytical skills (DCF and financial modelling); experience in compiling data and financial information to extract meaningful insight
- Solid understanding of MS Office, Excel, Power Point, Bloomberg and other financial data portals; preferably familiarity with real estate valuation software such as Argus
- Flexibility, adaptability and initiative; willingness to travel as required
- Good judgment, personal responsibility and sense of priorities; attentive to detail, intellectually curious and can think outside the box; passion to learn and express opinions
- Team player who enjoys a high performing culture; open to and comfortable with constantly evolving and changing priorities and new challenges
- High degree of professionalism and integrity, and ability to nurture and manage internal and external relationships
